Email is the most efficient way to communicate.  Just email me with your questions or issues.  I will respond personally and as quickly as possible.  I know you do not want to wait days to hear from me. 

I will respect your privacy.  I will not distribute your email address to any one else unless you ask me to do so. 

Unless you indicate otherwise, I will contact you only by email.  You may receive periodic emails from me on events happening in our area or other informative emails on real estate and the area.  If you do not wish to receive these emails, there is a link to unsubscribe.  I will not take it personally.      


Email provides an excellent way for you to receive the latest listings.  If you sign up for the latest listings, you will be emailed as soon as listings are posted to our MLS system that match your criteria.  You simply review them and email me if you would like more information.  This is the best way for you to be kept up to date on properties that are available that match your criteria.  If you no longer wish to receive these emails, there is a link to unsubscribe.

If you prefer to communicate by telephone, you can reach me at my office phone toll free at (800) 940-8951 X 604 or locally ar (904) 261-5571 X 604 or on my cell phone (904) 583-2110.  Both phone numbers have voice mail in case I am with other customers showing property or in a meeting.  Just leave a message and I will be back in touch with you as soon as I can. 

When I am meeting with customers or showing property, I respect my customer's time and try not to stay on the telephone all the time.  I will do the same when I am with you.      

I will not set you up on a phone campaign calling you periodically asking if you are interested in buying or selling.  I will rely on you to contact me when you are ready.

Although not recommended, if you prefer, we can communicate by mail.  Property moves so quickly on Amelia Island that often times listings already have contracts on them by the time it takes the mail to deliver them to you.

I have provided my website as an informational tool for you to use.  You can search for property through my website and get almost as much information as I can.  You can sign up for latest listings and receive notice when any property is listed that matches your criteria.  I have also included information on Amelia Island and the surrounding areas and many links to other local websites where you can get more information on the area.  I have Featured Neighborhoods around the area that tells you more about the development and recent real estate activity in the neighborhood. 

Please feel free to use my website.  I have included important information about Amelia Island and the surrounding area real estate market.  However, no website can take place of a REALTOR®.  Please feel free to contact me.  I will help you find the best home in the area that matches your criteria within your price range.  And I will help you sell your home for as much as the market will bear and as quickly as possible.

How Century 21 and I Represent You:

Brokerage Relationship Disclosure - Florida Law requires that real estate licensees provide this notice to potential sellers and buyers of real estate. 

You should not assume that any real estate broker of salesperson represents you unless you agree to engage a real estate licensee in an authorized brokerage relationship, either as a single agent or as a transaction broker.  You are advised not to disclose any information you want to be held in confidence until you make a decision on representation.

Single Agent Notice - Florida Law requires that real estate licensees operating as single agents disclose to buyers and sellers their duties.

As a single agent, Century 21 John T Ferreira & Son and its associates owe to you the following duties:

1.  Dealing honestly and fairly
2.  Loyalty
3.  Confidentiality
4.  Obedience
5.  Full disclosure
6.  Accounting for all funds
7.  Skill, care, and diligence in the transaction
8.  Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing, and
9.  Disclosing all known facts that materially affect the value of residential real property and are not readily observable. 

Consent to Transition to Transaction Broker - Florida Law allows real estate licensees who represent a buyer or seller as a single agent to change from a single agent relationship to a transaction brokerage relationship in order for the licensee to assist both parties in a real estate transaction by providing a limited form of representation to both the buyer and the seller.  This change in relationship cannot occur without your prior written consent. 

Transaction Broker Notice - Florida Law requires that real estate licensees operating as transaction brokers disclose to buyers and sellers their role and duties in providing a limited form of representation. 

As a transaction broker, Century 21 John T. Ferreira & Son and its associates, provides to you a limited form of representation that includes the following duties:

1.  Dealing honestly and fairly
2.  Accounting for all funds
3.  Using skill, care, and diligence in the transaction
4.  Disclosing all known facts that materially affect the value of residential real property and are not readily observable to the buyer
5.  Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing
6.  Limited confidentiality, unless waived in writing by a party.  This limited confidentiality will prevent disclosure that the seller will accept a price less than the asking or listed price, that the buyer will pay a price greater than the price submitted in a written offer, of the motivation of any party for selling or buying property, that a seller or buyer will agree to financing terms other than those offered, or of any other information requested by a party to remain confidential, and
7.  Any additional duties that are entered into by this or by separate written agreement. 

Limited representation means that a buyer or seller is not responsible for the acts of the licensee.  Additionally, parties are giving up their rights to the undivided loyalty of the licensee.  This aspect of limited representation allows a licensee to facilitate a real estate transaction by assisting both the buyer and the seller, but a licensee will not work to represent one party to the detriment of the other party when acting as a transaction broker to both parties.
